Campus Grading, Utilities & Stormwater for 65,000 sq ft Lab Building

Verge Civil Engineering was selected to provide full site civil design for a new life science research campus on a previously undeveloped 12‑acre parcel. The facility required specialized infrastructure to support advanced laboratory operations, including redundant utility feeds and strict environmental controls. CEO Zachary and his team collaborated closely with architects and lab consultants from day one.

The Challenge of Projects

The site was adjacent to protected wetlands, requiring careful erosion control and a 100‑foot buffer with no disturbance. Additionally, the lab’s operations demanded redundant water, power, and data utilities, any single point of failure could compromise critical research. The high water table also posed difficulties for underground stormwater infiltration.

Project Requirements

  • Mass grading with 45,000 cubic yards of cut/fill.
  • 1,200 linear feet of ductile iron water main (dual feeds from two different mains).
  • Sanitary sewer system with grease and oil separators.
  • A stormwater detention system with oil‑grit separators was designed to meet strict discharge limits.
  • An emergency generator pad and underground conduit banks for redundant data lines were also part of the civil package.

Project Results

The project received all environmental permits in just six months thanks to proactive agency coordination. Zero wetland impacts were recorded during or after construction. The campus opened on schedule, and the first two lab tenants moved in within 90 days of certificate of occupancy.
