Downtown Mixed‑Use Building

8‑Story Residential + Retail Building – Site & Foundation

Verge Civil Engineering handled site grading, underground utility relocation, foundation support design, and stormwater management for a new 8‑story mixed‑use tower on a tight 0.3‑acre urban lot. The building includes 120 residential units and 8,000 square feet of ground‑floor retail. Zachary’s team coordinated closely with the structural engineer and general contractor throughout the 22‑month schedule.

  • START: 2022
  • COMPLETED: 2024
  • TAG: CONSTRUCTION, BUILDING SOLUTION
BUDGET PRICE $1,950,000

The Challenge of Projects

The site contained a 100‑year‑old combined sewer line that had to be rerouted without disrupting service to neighboring buildings. The lot was bounded by three existing structures, requiring a complex shoring and underpinning plan to prevent settlement. Excavation for the below‑grade parking and detention vault reached 25 feet deep, encountering unexpected groundwater at 15 feet.

Project Requirements

  • A dewatering plan with filtration and discharge into the municipal storm system was approved by the environmental agency.
  • Deep foundation coordination included 45 drilled piers extending to 55 feet below grade.
  • The civil scope also included utility relocations (water, gas, electric, fiber) and a 12,000‑gallon underground detention vault with a restricted orifice to match pre‑development runoff rates.

Project Results

No damage occurred to any adjacent building, confirmed by pre‑ and post‑construction surveys. The project received its certificate of occupancy on the original deadline despite the groundwater challenges. The retail spaces were 100% leased within four months of opening, and residential units reached 95% occupancy after one year.
