Verge Civil Engineering was retained to design roads, parking, drainage, and utilities for a 22‑acre office park situated directly adjacent to a popular public park. The developer wanted a campus that felt integrated with the natural surroundings while providing Class A office space. Zachary’s team led all civil aspects from feasibility through final as‑built documentation.
The site contained over 200 mature oak and pine trees that the developer wanted to preserve wherever possible. Integrating the office park’s stormwater system with the existing park’s drainage patterns required careful hydraulic modeling. Additionally, the adjacent park’s walking trails had to remain open and undisturbed throughout construction.
The project achieved LEED Gold certification for sustainable site development, with 85% of mature trees successfully preserved. All three office buildings were fully leased before construction completion, with tenants citing the park access and campus setting as key factors. The city later used the project as a case study for green development.
